I see that people think delt is one of the best builds and I know they have pretty big fun parties. So why do people think they're bad? I see that people say it's based off of who they hangout with, but I thought zeta was good so why aren't they considered good since they hangout with zeta so much? Just wondering

I think it's mainly how they do during rush and the guys they select.
Even bottom tier fraternities have fun parties. It's not hard. Invite a bunch of girls and offer free drinks, maybe hire an artist, and anyone can end up with a rager. I know people on here want to pretend it's all about tier, but honestly the size and quality of any frat party pretty much only depends on scheduling: are there other fraternity/sorority events that day? Is it an exam week? How's the weather? Is there a major concert somewhere else? Things like that
Delt isn't bad at all. They're mid tier, which means they're good but not great. Most people won't take a bid from Delt over a top tier. Also most the guys they get are guys who weren't "cool" in high school, are kind of try hard, and generally from non-target areas and random suburbs. So yeah they throw decent parties, but to put it plainly, a lot of the guys are losers and most people I know also think they're pretty big douchebags with an inferiority complex
