In the next 3-5 years, honestly, probably ZBT.
Sig Ep has a terrible nationals, and the second they start to get good they're going to get reorganized. They used to be great at U of A but nationals has held them back. I don't know much about KA they probably have some room to grow but they've never been incredible. Beta has always been like a solid Mid to Upper Middle Tier House, I can see them improving, but not by a ton. They've basically been a middle tier house for like 25 years. Sammy has had some great upward trajectory, but at the end of the day, that is DTD's house, and as good as Sammy will get in the next few years, they'll lose the house. They've never been very good at U of A and all the success they've had is based off of DTD's house. ZBT has a strong alum base and although they're really lame right now, something is bound to turn around one of these days. Since they own that house now, they have time to figure it out.
Honestly though in the next couple years any one of these houses could probably crack the top tier with ease. I'd say the most likely would be Sammy, Beta or Sig Ep.

You are correct. I didn't realize they bought it, they're probably in the same boat at ZBT though.
