most frats are looking for guys that they think are going to fit in with the personalities already established in their brotherhood. every brotherhood and fraternity is different so the criteria of what they look for can vary at each house.

if you go to a fraternity during welcome week that is throwing a lot of parties, they are probably looking for lit kids who are fun and like to drink.

if you go to a fraternity where most of the brothers all look the same and are good looking then they probably look for the same type of kid.

if you go to a fraternity that smokes a lot of weed then they probably looking for laid back chill kids.

Ultimately, every house and brotherhood is different. If you actually just "be yourself" you will be given a bid to where you fit in the best.
