You are right- they aren't 3rd. More like Theta and AXO are similarly ranked 2nd. And GPHI is probably more like 5th.

I can confirm. They have a few cool Seniors, Decent overall, but not a top house. Inconsistent- Half pretty cool, half mid AF.

So bad. Theta is NOT a bottom house. Some love 'em and some hate 'em, but this list was done by some rogue 28 in Gphi.
