They will never be considered a decent house at this rate. Even the guys who are a part of the house always complain about how much they hate it. There's absolutely no brotherhood. They have probably the worst reputation on campus for being try-hards and creeps. They have good grades and are pretty involved, but that's not why you join. However, as far as the social aspect goes they have given up I wouldn't be surprised if someone like ZBT or ATO buys their house within the next year

How can you call yourself a top tier when you are invisible. Your activities at KU are non-existent. You are barely involved, have minimal hot girls, rarely socialize. How does that make you top tier? Sorry girls but upper lower to no higher than lower middle. You just haven't done anything to earn top.
