sorority housing

When is the earliest one can start living in a sorority house? And do all the sororities have houses?

All the sororities except for Kappa Delta (they have a meeting space) either own or lease houses.

Totally depends. Some fall new members move in the next spring to take spaces of girls going abroad, other girls can't get spaces in their houses until they get enough seniority.

KD is the only sorority without a house. APhi, PhiSig, and ZTA all lease their houses from other fraternities and sororities (APhi is the only sorority with a house not on the circle, they're on Lower College Road). Everyone else (ADPi, ChiO, AXiD, SDT, SK, DZ) owns a house on Frat Circle.
