why are alpha phi nm dues so expensive?

I was looking at the panhellenic financial information document and I saw the new member first semester dues include a $3500 parlor fee? like that's almost what you'd pay in rent but you're not even living in the house. the other chapters are expensive too (I think I saw like ~2300 for other houses 1st sem vs ~5700 for aphi) but is there a reason why this parlor fee is so high?

To create a buffer from the second semester financial losses; they have a lower member retention than other sororities.
