Tridelt/Kappa
Pi Phi
Snu/Adphi/KA usually rush the same kids from Northeastern prep schools, while KA also tries to pull in a number of southern kids each year. KA doesn't really fall under the category of being the southern frat but they still usually win southern kids during rush. Snu/Adphi/KA are pretty close with Tridelt but KA is closer with Kappa than any other fraternity. KA doesn't throw as many parties as Snu/Adphi, but Snu, adphi, and KA are known for consistently throwing the best parties( Snu-Seafood, Adphi- Lei, KA-Wobo)
Dsig is less of a fraternity and more of a social club. Most of the people in the fraternity are foreign/european and don't really fit in the actual fraternity mold. Dsig doesn't usually cross rush with the other top 3 and they're pretty tight with Pi Phi, which is a tier below Tridelt/Kappa. They throw one good party a year(Nikki Beach) where they usually spend all of the money they raised throughout the year.

I think your assessment is pretty close to accurate. However, I'd move ADPhi down from Tier1A. They've historically been close with Tridelt (evidenced by the fact that tridelt juniors and adphi got a beach week house together) but their freshman/sophomore pledge classes are lagging. Many freshman/sophomore girls kind of forget about ADPhi when discussing the top tier. While Snu was in a similar boat to ADPhi this semester with suspensions, you see a lot of those guys still invited to key3 date functions/formals but not as many adphi guys which I believe is telling of their declining status. However, they throw awesome parties (Lei, Slip N Slide, Toga) and so will continue to be Top Tier as long as they continue with success in that arena.

theres less adphis at formal events because there's just less adphis generally, it's a smaller frat. the guys who are in it pretty much all go to every tri delt formal. like quite literally the entire frat attends every tri delt formal, its just that the entire frat is only 30 or 40 active guys

And as regards to sororities - Tridelt, Kappa, and Pi Phi are all undisputedly Top Tier. I'd agree with your rankings but also add that there isn't really a big gap between any of them. All 3 have PCs that are filled with core hot girls and then some fillers so it's really up to personal personality preference.
I'd also say that Theta is definitely climbing the ranks and has a pretty solid pledge class. However, the sorority is becoming increasingly divided between girls who wish to become increasingly involved with the top4 fraternities, and those who are content and have no desire to climb the social ladder.
