Best location has to be Pike.
The only con is distance from campus.
Here are the pros:
Big house designed to be a fraternity house;
House is owned by the alumni;
Across the street from the big Publix visited by every sorority at FSU;
Huge amount of free parking;
Isolated and safe;
FSU bus service;
Pike can place their entire membership in the house, or nearby in one if the HG clubhouses.
ATO, Beta and now Sig Ep also have excellent locations near College Town and the stadium.
Kappa Sigma and Thera Chi are on sorority row. Can’t beat that.
The houses on College are old and run down except for KA.

I think I'd rather be on the same street as Derd, Clyde's, Pots, and Brick than publix. sounds like you're coping a bit there.
