Would being in a frat in heritage be inconvenient if I live near college ave and have no car

no. Plenty of guys live on one side of campus and join fraternities in HG. Don't buy into the anti-HG propaganda from College fraternities in their old run-down houses.

The “run-down” house’s argument doesn’t really apply man - all of those houses are renovated and are pretty nice on the inside. With the exception of (maybe) theta chi they’re all pretty nice inside. At least the ones that I’ve been in.

Just rush where you want to, there are good and bad reasons for being in both locations
