Okay I'm looking into Sammy and heard they got a great fall and spring pledge class and started throwing down way more plus I just found out they have that house for at least another 4 years what are other opinions about Sammy?

They are not and will never be relevant. I'm about to be a junior at wvu and I've never heard a single girl say they had fun at a Sammy party, or even went to a Sammy party for that matter. The only people saying they are good is themselves.

they throw down a lot. however there parties are average. they have bad sorority relations. there fall pledge class was def better than there spring pledge class. overall they are ok. a lot of gdi's like them. the house is what carries them. as long as they have it they are relevant. however i wouldnt believe the 4 years. ID guess it would be 2-3. pi psi comes back in 2.

Why pledge here when you can just go to one of their open parties they have every weekend?

Don't pledge a specific fraternity simply based on the house, especially one that doesn't even own the house and will be out of it in two years when phi psi comes back
