What makes Pi Phi NOT a top house

Why isn’t Pi Phi too her, or even upper top, if all the Gracie OConnors rush it?

Gracie O’connor?? Girls like that are dropped from all of Old Row and ZTA has become selective. She definitely went to pref with pi phi and another NR house that’s not ZTA. Probably Aphi. Case and point.

They're not old row.

It is debatable if that is really important, but as you can see on any rank here on GR there is not a single New Row house listed in a top tier. The only way you will see a New Row house listed in a top tier is if they self-rank and put themselves there. Don't get me wrong - Pi Phi is great - sisterhood is sweet, girls are nice, great grades, and a beautiful house - but they're not old row.
