Avoiding work so I'll bite. Several study friends of mine are thetas and my freshman roommate was as well. They are known for a strong sisterhood, good grades, really good involvement. Very nice all around girls. They take a lot of strong OOS who are not known to other higher ranked houses who then really do a lot around campus. On the other side of rush we all know that when we see these girls on paper if they were from GA, TN or TX they would be ranked higher on our list but the same girl from CN, NY, NJ, PA, MA, WI, or IL will likely not make the cut for us after sisterhood and they go theta. They are often ranked low - but for no other reason than they are pretty nice girls who don't step all over others and are too busy doing things on campus to keep up with the PR requirements to be higher ranked. They are not part of the machine so that also makes them an easy target.
They do seem to value other things than just looks so while many of their girls are beautiful by typical UA standards, they also have more average looking girls and tbh down from there. Where other sororities take grade risks or reputation risks, theta seems to sacrifice the standard look in favor of a better quality all around girl. This hurts them in recruitment but they value their sisterhood and don't hide those girls. This year they are very excited about their pc and also their getting that new house. The PC17 is an improvement and they pulled some top quality girls.

What you're saying is if you are from somewhere in the West, not known at UA, not obsessed with everyone thinking you are in a 'top' sorority, are looking for good friends/fun and plan to keep your 4.0 GPA when you get to college, Theta might be a good option?
