Are any of the smaller frats worth joining?

I get that the Greek Village Frats plus maybe Pike & DKE are the best but are any of the smaller frats worth joining? getting better?

I'd put Theta Chi & Fiji with Pike & DKE. Sigma Chi who is in GV is probably below all 4 but they'll get a lot better over the next few years just because of their house alone.
these 5 have a lot of potential:
Phi Delt
Phi Tau
AEPi
ASig
Delt
the rest I'd stay away from.

someone had the post deleted about which chapters had been here 100+ years vs. the new chapters that have been here less than 20 years.

the older ones have a lot more alumni to raise money from so they have a bigger nicer house, better parties and more connections.

My friend is in Phi kap and let me tell you they are the most underrated frat! I went on beach weekend and we had so much fun getting super hammered and all the guys will do fun **** and get drunk and go on every drug and not just talk about girls they want to ****. Highlyyy recommend it’s a really good group of guys and I really see them being on the come up. Ps I’m a girl in a top sorority who randomly saw this and wanted to comment, pls don’t think I’m some phi kap😭

Bruch you want to talk about Beta only being here 20 years, all of those frats above have been here since like 2016 with no house.....
