What separates a “top” vs. “bottom” fraternity?

Is it the quality of their parties and the hotness of the women they hang with? Or is it deeper than that

it’s basically just money, parties, and what sororities they party with.

For frats: money. For srats: looks and money

it’s no secret that the “top” sororities bid the best looking girls. Those sororities choose which frats to party with.

Therefore, frats that party w/ those srats are considered “top” as well.

it really is that shallow. Nothing to do with $$$ or the “quality” of parties (whatever tf that means)
