I feel like phi delt is overhyped

Is it just me or is Sae and Acacia both better than phi delt... I like how phi delt is pretty unproblematic and stays to themselves but I feel like SAE guys have always been better than them and Acacia just passed them with their new PC’s. Idk how phi delt is ranked so high because their parties aren’t all that. The guys are chill but I know tons of people that picked houses considered lower than phi delt over them when they got bids

Sig Chi and Phi Delt are pretty much the same. Neither of them have great parties and sig chis are just a lil more douchey

Yes most girls in my house would go to sae or Acacia before phi delt. The guys are douchey and their parties aren’t that fun, they survive off of quads with better frats
