the only thing it takes for a frat to become good is to have a good house in a good location. sigma chi would be nothing if they didnt have kappa sigs house before, and didnt get their mansion this year. kappa sig would be invisible without their house in a prime location. even alpha sig was invisible and since they are now in pi kapps old house, girls ACTUALLY party there (not quality girls but girls do go)... so being a middle tier/top tier house when youre a frat is not all that impressive because its just luck of the draw with the housing situation because girls wanna party at frats that are located conveniently. sorority rankings depend on a million different things though and it takes YEARS and years for a sorority to move up...

basically what im saying is sororities should start throwing down at their houses

This post is bull. Sure having a good location helps, but even then, you gotta have quality guys to recruit quality guys. On top of that, a top house ideally throws the best parties, philanthropy, and has the most well rounded guys. To be a top house requires its group to know how to handle that title. It doesn't just come easy..

quality guys will go to a frat with a nice house, especially if they bring their friends with the hopes of just taking over

Having a quality house with a prime location helps recruiting quality guys. Having a good house with a good location doesn't get you to the middle/top tier automatically, but to be in the middle/top tier you need a good house with a good location.
