What makes sigma better than theta? When I was here sigma was bottom tier

I don't see much of a difference tbh, they both seem like the same ranked middle tier houses to me.

Sigma has prettier girls, a nicer house, and has events with better frats. There is a definite line between the good and bad frats and theta always ends up with one of the bottom ones.
