Why do the bottom frats have nicer houses than top?

It’s genuine question… like aepi literally throws in an old Oxford apartment, phi delt is a literal shack, phi psi and Fiji aren’t nice either. But when you look at houses like psi u, du, and dtd, they are huge mansions with pillars and no missing windows. I’ve always wondered why this is the case

Because more often than not, those top houses get put on probation, so they use their annex house for parties or fully get their houses revoked, forcing them to get a satellite house
