new top tier frat

i know this may get a lot of hate, but i gotta say that i think lambda is a top tier fraternity now. objectively, asig is irrelevant because they disaffiliated for their hazing incident, pike lost their house and i heard chi phi is on sopro all next year. all those frats are headed downhill...everything is going well for lambda, they just got adpi for pgp and in my opinion had a better winter rush than pike and chi phi. they have the sweetest brothers and aren't douchy like these other three frats. Like it or not, Lambda becoming top tier and here to stay.
