Making this none bias, 90% of reviews on this site stick to old reputations of houses from 5+ years ago.
(most girls, best party rep, etc)
Top-Sae and Tkes(Nice weather)
Top but now dry so we'll see: Theta chi/DTD
Upper mid- Tkes during winter, Pi kapps, Lambdas(Soft), Phi Delts(Gone) Sigma Nu(significant rise from buying delta chi) Pikes( likely rising back to top list once they're recognized) ATO(Fell hard, will return to old status if they can make up for last year)
Middle- Pkt (Rising) sig ep, du.
Rest-Not worth writing about.

I would only make a bigger note that TKE(Nice weather) equates to top when it is warm. Delts are wet now, but we'll see how they come back. Probably will come back with major hype since it has been a half a semester since they have had a "real" party go on there. Theta Chi and dry are actually antonyms in the WSU dictionary so that will be interesting to see.
The only thing I would change is add Pikes to the start of your Middle tier list by the TKE(in cold weather) as they started having some exchanges and biads last year which went off, but still aren't to where they once were.

I've seen better organized lists on GR. I get that this is an accruate tier list, but it makes TKE look superior to Delts and Theta Chi. Even though it says in warm weather it still looks that way. I would just stick with having Tke lower top tier.

Second this post and the response about Tkes/pikes. Any girl in semi decent houses would agree with this list
