Yeah I've also noticed I can care about tiers but I wish it didn't have to be that why. Although I do genuinely have a question, how is indifference to tiers hurting a chapter, since tiers are just based on looks? Just curious what you mean by this!

Well actually tiers are not based on looks but Perceived looks. People don't know every single girl in a chapter which is why every now and then you hear stuff like "oh i saw a girl in XYZ chapter who could easily pass for a girl in ZYX chapter". And with that, I'm not saying chapter pick 10 girls and just post their pictures over and over again but by putting the best version of All of your chapter out there, it can make a huge difference. Also, tiers are also based on sisterhood, as you can see with ZTA, their lack of sisterhood is influencing how they rank because it doesn't matter how high you are, you will not get a decent pledge class of sophisticated, smart, and beautiful women if you are severely lacking in the sisterhood aspect. I could go on and on but there's more to tiers than just plain looks, it's a tad bit more complex but then again if sisters don't care about the reputation of their chapter none of these issues or ideas will be addressed.

I would totally disagree with that. In terms of each "tier", the ranking is based more on looks. In terms of being in top, mid or bottom though is 100% looks. If you've noticed, even though ZTA is a very disliked chapter both on the inside and outside, they are still top because they have very beautiful girls. Yes, they may be going down in ranking at TOP because of this but unless a complete 180 is done, they will be top regardless.

This is what's ridiculous. Zeta has been sliding for years yet they rely on their (really) old reputation. Other houses make strides yet are shoved down and told that a few great pledge classes don't make any difference. People have noticed all of this crap and the quality girls have spread out among Panhellenic,

Someone has already named some of Zeta's not-so-hotties. Aside from the stage makeup you can't tell most of them apart from the majority of girls in other houses.

It's called a contract - ever hear of those?
All builders sign to a specific end date and incur penalties {in fines} (prob massive on a project like this). So they'll be dead before they allow themselves to not complete construction in time.
This will be done, unless some natural disaster gets in the way.

Also, moat chapters are going to have to start looking into rebuilding. SK is not the first, but I can guarantee they won't be the last. Total has jumped so much in the last few years, and all the original houses are in the 60+ year range. Kudos to them for taking the plunge and all.

I grew up in a well off neighborhood and I saw houses bigger than DDD's go up in way less than a year. As long as they had their paperwork and contractors in line then it'll be up by summertime or less.

Of course, I have heard of a contract but no builder is going to sign a contract that isn't advantageous to their company. Also how was the timeline for the construction impacted by the fact the house was supposed to be torn down at the end of the spring semester (May) but wasn't until September. That is 5 months later than planned. Again, building a 24,000 foot structure is a massive undertaking and I just don't think it will be completed in early August when site work is still being completed on the property.

If the waited so long to tear down, don't you think they'd have s solid end date on their contract? Maybe they waited to find someone who would give them one?
I don't think they would have gone through the pain of being out of their house for rec if there wasn't already stuff being cleared out of the inside or salvaged. It's all done for reasons you don't know and we can't guess.

Do they have bad leaders period, or do the leaders not want to put the work in to move up?

Leaders are not bad in terms of running the chapter and keeping it great inside the chapter but there isn't much done about moving up in the rankings.

Tell us the magic formula you must know on how leadership alone can do this?

They could start by updating the election system. I heard how it works over there and I won't get into the details of it but it's nonsense. I suggest they take a look into how fraternities or other sororities do it so they can finally get it right.

As a girl in this chapter I would say our leadership sucks. There is no organization and just bullying from the exec.

Seriously contact your nationals. Exec makes up a very small portion of a chapter but influences it greatly. If you are not satisfied with what they are doing and if they are actually "bullying" the chapter then there are consequences for such actions. I know way too many valuable and great girls in that chapter to see their potential go to waste. Do yourself and your chapter a favor and speak up.

Nationals has been made aware of several leadership and bullying issues but as far as I can tell they have done NOTHING. They just watch members walk away from the chapter like no big deal. Sad. We have lost some great members who brought a lot to our chapter.

This poster ^^^ is right. Your nationals are counting on you to use the new house as your ticket to become solidly middle tier and guarantee membership for the length of the mortgage. You need to be an organized and together sisterhoid of, yes sorry to say, beautiful girls You have only 10 months so you better speak up now and get some help.
