Mainly because tiers revolve around frats (sadly) and no frats really want to pair with aephi. They lost their connections with aepi and tep and now have a weaker social calendar. Also they don’t appeal to a wide group of girls, only the ones fitting a classic aephi “mold”. That’s why they didn’t meet quota this year and unfortunately that puts them at the bottom. But I agree with you that they have tons of nice girls and also they’re really smart and get awesome grades

But yeah that’s why the bottom tier is usually
