Wayne State Sigma Pi was always lame if that's the "other chapters". UDM Gamma Alpha travels well to other chapters and has an open door for any and all brothers coming to town. Yes, the house isn't some gigantic UofM frat house...it's in a neighborhood and wasn't purpose built to be a house. Yes, it's very much lived in and used and abused, but that's what 20-year olds do.
