Will try to answer most of these straightforward, basically there are 7 fraternities that have official Lettered houses. The town of Durham is extremely strict about zoning and it’s essentially impossible for another fraternity house to go in. Most of the fraternities with houses own those houses so even if they get kicked out of them they usually eventually get it back. To stay relevant the ones without lettered houses will try to sign leases at party spots but these spots are usually hyper competitive to get and in many cases passed down year to year or in some cases signed for years in advance. The campus is pretty much at capacity in terms of what it can support and any new fraternity will likely just spend years hoping someone else is kicked off to be relevant, because sororities aren’t allowed to have official parties at fraternities without lettered houses. Essentially the whole thing is a real estate game and the most popular fraternity is only the most popular because they have the nicest house for girls to take pictures at and watch volleyball
