This is all true. I have been on panhellenic and recruitment for one of the top 2. Pi Phi is way harder to get into that ZTA. Their return numbers do not reflect the fact that they lose girls to chio and kappa. They are still top and you need connections. ZTA cuts girls who are from LR, Dallas, & Memphis private schools and girls they know will go to one of the top houses. So that helps their return numbers. Very smart but it does not make ZTA a top house. DDD will not cut those girls because if they get cut from one of the top 3 they will go DDD over ZTA. Same with KD, they will keep those girls. This affects their return numbers. Girls with connections will pick DDD over ZTA and usually KD over ZTA! Bottom line is that all of the houses at AR are amazing. You will find EVERY type of girl in every house. If you can't find your fit in a house with almost 200 girls in a pledge class, that is a reflection on you and not the houses.
