Phi kappa theta and sigma nu are the nicest. They are both dry (well kept) and newly remodeled. Never choose a house based on the physical house or the houses tier. Choose based on the members you meet.

I'm not in either and wouldn't join a dry house myself, but between the two I know that PKT is actually the cleaner and more well kept of the two. Sigma Nu has a porch which of course is a mess, and the house is known as try hards and think it is cool to act like they're wet.

AND PKT fines accordingly for messes/bring alc in the house, and have cameras EVERYWHERE...so definitely the nicer house. Thats what you get when your frat is basically a sorority though

Phi Kappa Theta has probably the nicest house. Every time I've been in their house it's always clean and the rooms are hugeeee! Jealous.
