Pike and AEPi both pulled off respectability without a GV house which is really difficult. ATO, Sig Ep and Lambda all own house's in GV and will eventually move back in in the next few years. So even though they suck now they will all at least be middle tier soon enough. Beta and Phi Sig are big, over 100, have money, and will most likely build a house in the GV extension but that's 3-5 years out or rent a house from someone who got kicked out. Fiji national has made claims that they will build the chapter a house if the membership reaches certain goals. We'll see if that happens. None of the other non-GV frats have the history, alumni or national support to be able to pull off building a GV house so the best they could hope for is being the party frat like Pike in rented house somewhere off campus. TKE and Phi Kapp are the only ones who have the numbers to pull this off.
