is not currently at UT, recolonizing next semester so I've heard, but currently non-existent.

owned the property, but it had asbestos or something, and a developer bought it to make more apartments or something.

They were closed down by international dke because the guys just weren't DKE material and the numbers were low.

Said that. They closed a few years ago with something like 10 guys, but who knows, DKE is a good (if relatively small) name.

He means unfratty guys who are atypical (for a fraternity) that a lot of colonies seem to try to bring in. Most recolonizations, except those of chapters that have a strong alumni base at the school in question usually end up getting a lot of odd dudes, and if they're lucky there'll be some cool ones. If they recruit right and build slowly in stead of blanket bidding every guy who walks into a rush party there is a chance for improvement.

Take a look at UT's Phi delta theta chapter. Was once the #1 fraternity. Then the dwindled and got charter yanked in the 90s. Recolonized in 2000 when the nationals took in the local business frat and see where they are right now..t.still hanging on in lower mid tier. Sounds like their old prominent alums aren't all that involved or cared.
Sigma chi is a much different story. Got kicked off then recolonized. Alums adamant about not losing their old house even when Phi psi back then was renting it and wanted to purchase the property. That core group of sigma chi alums waited, plannedand worked hard for the day their chapter wouldcome back and be successful 9and they're doing very well). That's alumni pride and loyalty in action.

Phi Delt is doing okay since coming back, Sigma Chi is doing great. Phi Delt's alumni are probably less involved due to bad national policy (which helped kill the old chapter) if I were to guess, whereas Sigma Chi doesn't have the same problem.
