I'd say Beta (frats don't like them but girls do) and Lambda chi are above phi kappa because i never hear about them. The old southern fraternities (SAE/KA/SNu/Sigma Chi) are extremely exclusive, rich, and some of the best chapters in the country, well above the rest although greek life in general here is better than just about anywhere else.

Upper Middle; Pi Kapp/ Chi Psi
Middle: Beta/Pike/ Phi Sig
Lower Middle: LXA/ Phi Kapp/ ATO (getting back)

There's a clear top 5, and while they are all very good, its still pretty easy to order them, although a little bit is off of personal opinion.
Accounting for parties and social atmosphere, money, house, and exclusivity. Sepearated into tiers:

SAE
Sigma Chi
Sigma Nu
KA (falling passed couple semesters)
Kappa Sigma

Chi Psi

Pike/Beta
Phi Sig

TOP TIER
Southern: KA, SigNu, SAE
Mostly Southern: Kappa Sig, Sigma Chi
Mix Southern and Northern: Pi Kapp
Northern: Chi Psi, Pike (almost middle)

Middle: Phi Sig, Beta, AEPi

Bottom: DTD, Lambda, Phi Kapp, ATO

Very Bottom: Sig Ep, TKE, DU, TDX
